For simple success when starting an ad, go with a Just Listed or For Sale style post for leads. See how I create mine below!
Garrett's Top Tips

Don't put the address of the listing on the ad. General area or neighborhood is perfect.

Including the price may lower lead count.

Create a contact tag for every area you run ads in. i.e. If I run an ad in my area of Reno, that gets a tag. If I run ad in San Francisco, those contacts get a different tag.

Be sure the Facebook Lead Form button is selected during ad creation. If not selected, Facebook leads will not be forced to register and you will not capture info.

Always be sure that every ad has a SmartPlan connected to ensure speed to lead. SmartPlan emails send 24/7 while texts send 10am-7pm CST
